Best Areas to Buy in the Bahamas: Nassau, Paradise Island, Grand Bahama and the Out Islands

The Bahamas is a country of hundreds of islands, but most buyers shortlist about six places. They differ less in beauty than in what comes with the purchase: infrastructure, community, access and price.

Nassau and New Providence

Nassau is the capital and has the most infrastructure in the country: international schools, healthcare, private aviation facilities and the widest range of property. Brokers point buyers to gated communities on the western end of the island. Lyford Cay is a roughly 400-acre private enclave with a club, golf course, marina and an international school, and Old Fort Bay and Albany offer similar security and amenities. A broker's guide puts vacation homes in Nassau at roughly US$500,000 to US$2 million, an asking-price range, not sold data. Earlier research in this series put Nassau's first-quarter 2026 average sale at about US$1.145 million.

Paradise Island

Linked to Nassau by two bridges, Paradise Island is the most developed of the group, home to Atlantis, the Four Seasons Ocean Club and the gated Ocean Club Estates, with beachfront villas and golf-course homes. Brokers show beachfront condos at roughly US$700,000 to US$3.5 million. It suits buyers who want convenience, resort services and short-term rental demand, since Paradise Island, with Nassau, Exuma and Harbour Island, is listed among the strongest rental markets.

Grand Bahama

Freeport and Lucaya were built as a planned city under the Hawksbill Creek Agreement, with an extensive network of deep-water canals and wide beaches. The island sits about 55 nautical miles from West Palm Beach. Brokers describe it as better value than Nassau, with entry prices from around US$250,000, and a market that has been recovering since Hurricane Dorian in 2019. It suits buyers who want canal-front or boating property and can accept a thinner resale market.

Abaco

Abaco centres on boating and tight-knit communities. Baker's Bay on Great Guana Cay is the ultra-luxury end, while Hope Town and Treasure Cay offer more traditional beachfront homes and cottages. Earlier research in this series put Abaco's first-quarter 2026 average sale above US$1.67 million.

Eleuthera and Harbour Island

Harbour Island, off the northern tip of Eleuthera, is famous for pink sand beaches and an upscale boutique feel, and its property is described as highly sought after and expensive. Eleuthera itself is quieter and more rustic, with long empty beaches and, in some places, elevated bluff estates with ocean views on both sides.

Exuma

The Exuma chain has 365 cays and is the setting for private-island and marine-focused living. Great Exuma has gated communities such as Grand Isle and February Point, small resorts and vacation rentals, and basic infrastructure. A broker table shows residential lots from about US$50,000 to US$300,000.

Choosing between them

Nassau and Paradise Island suit buyers who want liquidity and services. Grand Bahama suits value and canal living. The Out Islands suit buyers prepared to trade infrastructure for space, privacy and water. Wherever the choice lands, the purchase rules are the same: registration for residential parcels under five acres, and 10% VAT on transfers for foreign buyers, both covered earlier in this series.
