Most overseas buyers in St Vincent and the Grenadines look at two places: the mainland near Kingstown, and Bequia. The smaller islands attract fewer buyers and more questions.
The mainland's expatriate heartland is the south-western strip near Kingstown: Villa, Indian Bay, Arnos Vale and Calliaqua. Expatriate guides describe good access to services, beaches and the capital, without the traffic of central Kingstown. Villa and Indian Bay sit at the upper end for rents, and one guide puts Calliaqua at about US$600 to US$1,000 a month, lower than those two. On the leeward coast, Buccament Bay is noted for its beach and facilities.
Further north, Layou, Barrouallie and Chateaubelair offer softer prices and a more local feel, at the cost of distance from services. An agency says mainland residential land and smaller homes are available from under US$200,000, an asking-side figure, which makes the mainland the most accessible entry point in the country.
Bequia is the favourite of buyers who want a village, a harbour and a yachting culture. Port Elizabeth, around Admiralty Bay, has the restaurants, bars and shops. Villa areas include Spring Bay and Spring Estate, Friendship Bay, Mount Pleasant, Belmont, Richmond, Hope Estate, Bequia Estates and Moonhole. Agency listings show the range: a five-bedroom villa in Spring Estate at US$1.8 million, a seven-bedroom home above Friendship Bay at US$3.95 million, a 0.6-acre lot at US$695,000, and a three-bedroom property at Mount Pleasant at US$300,000. These are asking prices.
Union Island is described as an option for more modest budgets, with a bohemian, nautical community, and Mayreau and Union offer privacy and access to the Tobago Cays. Canouan has high-end resorts and a golf course. Some guides say purchases on Canouan and Mustique are exempt from the Alien Landholding Licence because of the islands' special development arrangements, which an attorney should confirm for any specific property. Union Island, Mayreau and Canouan were badly damaged by Hurricane Beryl in July 2024, as the lifestyle article earlier in this series explains, so check recovery, services and insurance on the ground before buying.
The mainland suits buyers who want value, a larger local economy and easier access via Argyle airport. Bequia suits those who want a small, sociable island with a harbour. Union Island, Mayreau and Canouan suit buyers prepared to accept thinner services and recovery risk.
