Bahamas Property Prices: Where the Market Stands in 2026

The Bahamas' property market in 2026 is defined by a specific tension: prices and contracted sales are both climbing, while the number of properties actually closing has slowed. Understanding why both things are true at once matters more than fixating on any single headline number.

The headline figures

Across the Graham Real Estate (GRE) Islands, covering Abaco, Eleuthera, Exuma, Grand Bahama, Long Island and New Providence, the first quarter of 2026 recorded 948 active listings, up from 879 at the end of 2025. The average sales price rose to $1,570,898, with a median holding near $650,000, while average days on market extended to 201 and price per square foot declined to $430. Closed sales actually fell over the same period, from 93 in the previous quarter to 63, even as pending sales rose from 228 to 259. Read together, this points to a market where sellers are holding firm on price, buyers are taking longer to commit, but the pipeline of deals in progress is building rather than shrinking.

The 2025 backdrop

Home prices across the Bahamas rose nearly 12% through 2025, even as the total number of completed sales dipped slightly, a pattern consistent with a seller's market that specifically rewards accurate pricing over speculative listing prices. Contracted sales jumped 15% over the same period, pointing toward the stronger 2026 pipeline now showing up in the Q1 pending sales figures. Tourist arrivals reaching 12.5 million in the same period kept short-term rental demand robust, which in turn supports buyer confidence in the income potential of Bahamian property specifically.

Nassau and Paradise Island

New Providence, covering Nassau and Paradise Island, recorded an average sale price of approximately $1.145 million in the first quarter of 2026, with a median of $514,000, both below the wider GRE Islands average, reflecting a broader base of transaction volume in the capital compared with the smaller, more luxury-skewed Family Island markets. Gross rental yields in Nassau are generally quoted in the 5% to 7% range, a reasonable figure for an established, liquid market, if somewhat lower than what specific Family Island markets can offer. For an investor prioritising liquidity, legal certainty and an active secondary market, Nassau remains the most straightforward Bahamian option, even if it does not offer the highest headline yield potential.

The Family Islands

Abaco recorded an average sale price above $1.67 million in the first quarter of 2026, while Eleuthera's high-end transactions exceeded $5.2 million, both reflecting continued demand for boating-oriented, lower-density lifestyle property outside Nassau. Interest specifically in Bimini and the wider Out Islands has grown among boating enthusiasts and buyers seeking a more turnkey, lower-key living experience than Nassau or Paradise Island offer, with some of these islands recovering quickly from past storm damage and now presenting vacant lots and single-family homes at more accessible price points than the capital.

What is shaping 2026 specifically

Changes to VAT treatment and real property procedures, including the new foreign owner-occupied property tax class under the Real Property Tax (Amendment) Act, 2026, now reported as in force from 1 July 2026 and covered in our guide to buying and living costs in the Bahamas, are expected to influence transaction timelines and costs through the remainder of the year, with some market reports noting increased administrative complexity that could slow closings. Against that, demand for developable land on growth-oriented islands, particularly Abaco, Eleuthera, Long Island and the Exumas, is expected to persist regardless of the administrative changes, since the underlying appeal of the Bahamas as a second-home and lifestyle destination has not shifted.

Reading the market correctly

The single most useful figure in this data set is not the headline average sale price but the gap between rising contracted sales and falling closed sales: it signals a market with genuine buyer interest that is taking longer than usual to convert into completed transactions, rather than one that is cooling. For a buyer, that points toward patience and correct initial pricing on any offer as the more useful strategy than trying to time a market correction that the current data does not actually support.
